BOOKING TERMS AND CONDITIONS

These terms apply to all bookings for Knelle Lodge. PLEASE ENSURE THAT YOU READ THESE TERMS CAREFULLY BEFORE MAKING A BOOKING. We may vary these terms at any time without prior notice to you.

The following definitions shall apply to these terms:

  • Terms” means these Booking Terms and Conditions
  • us/we“: means Glyndebourne 1991 L&P Life Interest Trust acting by its trustees, with its offices at Christie Devon Estates, 1 Trafalgar Lawn, Barnstaple, N Devon EX32 9BD
  • you/your” or “guests“: guests at Knelle Lodge

When making a Booking with us, and once the deposit is shown as cleared in our bank account, you agree to comply with these Terms.

Reservations:

We will hold a Booking reservation for 24 hours.  If we have not received payment of the deposit or full payment on the expiry of the 24 hour period we will release the reservation and you will need to make a new Booking if required.

Bookings:

To place a Booking with us, the lead guest must be at least 18 years of age. Where the person making the Booking is different to the guest(s) taking up the occupation, the person making the Booking should be aware that they may be liable for any costs associated with cancellation or non-arrival in connection with the Booking.

You acknowledge and agree that when we process your Booking we may collect and retain information about you (e.g. contact details, bank account details etc.) and we may need to pass such information to third parties. We will only use your details in accordance with our Privacy Policy [insert link] a copy of which can be found on our website.

Deposit:

To confirm a booking, a deposit of 30% of the total booking cost must be paid via bank transfer and cleared to our nominated bank account.  

Bank Details will be provided at the time of booking.

Payment:

Full payment for your Booking must be made via bank transfer to our nominated bank account no less than 8 weeks (56 days) prior to your arrival date. All payments must be made in British (£) Sterling. If you fail to comply with these payment provisions we reserve the right to cancel the Booking and the cancellation terms set out below will apply.

Cancellations and Refunds:

Should you need to cancel your booking for any reason you must notify us as soon as possible.

If there is sufficient time between your cancellation and the Booking arrival date we will endeavour, at our discretion, to obtain another Booking for the relevant date. In the event that we are able to obtain another Booking for the relevant date we will provide you with a refund. An administration fee of £25 will be deducted from your refund.  If you wish to move your booking to a different date, we will endeavour to obtain another Booking for the relevant date.  An administration fee of £25 will be applied to your booking.  

In the event that we are unable to obtain an alternative Booking for the relevant date any pre-payments and/or deposits will only be refundable under the following conditions:

  • For cancellations or date moves made for Bookings up to 8 weeks (56 days) before the arrival date a full refund will be made.
  • For cancellations or date moves made for Bookings between 8 weeks (56 days) and 3 weeks (21 days) before the arrival date the deposit will not be refunded.
  • For cancellations or date moves made for Bookings less than 3 weeks (21 days) before the arrival date no refund will be made.

Apartment Rules:

Guests are asked to respect the privacy and peace of other guests, neighbours and the owners at all times. Guests are asked respectfully to share communal areas, which include but are not limited to the garden, external Shower, external storage and parking.  We, in our absolute discretion and acting reasonably, have the right to remove from the premises without refund any guest or group of guests whose behaviour or presence has affected or may affect the enjoyment and safety of any other guests or member of staff.

Please note that beach towels are not provided. Please bring your own. No bath or hand towels may be taken to the beach.

Please be aware that we do not accept Bookings for hen or stag parties. If we become aware that a hen or stag party has made a booking we reserve the right:

  • to cancel the Booking and apply the cancellation and refund process set out above if we become aware of the Booking prior to the arrival date; or
  • to ask the group to leave our premises without refund, if we only become aware that the booking relates to a hen or stag party after they have arrived on the premises.

Occupation:

Every bedroom in all four Apartments is a double bedroom and no more than 2 guests can stay in the same bedroom.  If requested by you in advance and with our express permission, an infant may also be allowed to stay in a bedroom.  A travel cot is available upon request.

Only the person who makes the booking, or is named as the lead guest, (“Lead Guest”) and their group are allowed to use the property and its facilities.  Any visitors are only allowed access at our express permission. No more than the maximum number of guests (based on the number of guests the relevant apartment sleeps) are allowed to stay in any the apartments. 

The Lead Guest is not permitted to transfer their booking to a third party without our prior written consent.

 Sunken Trampoline:

Please ensure that the Safety Notice (which is located in each Apartment) is read prior to using, or allowing other guests in your group to use, the trampoline.  Use of the trampoline is at your own risk and you must ensure that the safety instructions are followed at all times.

Check-in and Check-out:

Apartments are available from 16:30 on the day of your arrival. Apartments need to be vacated by 9:30am on the day of your departure.

Keys for all Apartments are stored in key safes. You will be provided with the key code before your arrival.  Please leave the key in the safe whenever you leave the Apartment (especially if going to the beach) and when you leave at the end of your stay.

Parking:

Please be aware that parking at the premises, is at your own risk. We do not accept liability for any loss or damage caused by your use of the car park. We do not guarantee the security of any vehicle (including bicycles or other modes of transport) secured or parked at our premises, or for any contents left in any such vehicle.

Please be aware that there is limited parking for each apartment as set out below, please note that these are standard car park spaces and are not suitable for larger motor homes or vans:

Apt 1: 2 spaces 

Apt 2: 2 spaces

Apt 3: 1 space 

Apt 4: 1 space.

Damages:

Any accidental damages should be reported as soon as possible. We understand that minor accidents happen and if we are informed of these in a timely manner we may in our discretion not charge you for the costs of repairs and/or replacements. Notwithstanding the foregoing, we reserve the right to charge you for any damages caused by any guest or pet, including but not limited to breakages, spillages, stains, damage to furniture or fixtures and fittings.

Damages that have not been reported or are extensive will incur charges to replace items or fittings, which you agree to pay to us immediately on demand.  

Upon arrival, please contact us should you have any concern over the condition of any of the fixtures or fittings.  

Your Property:

Any items or property brought into our premises by you are done so at your own risk and we accept no responsibility for any loss or damage to any such property.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of one month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they take all their belongings before checking-out. We may at our discretion offer to post lost items by agreement at cost to the guest. Otherwise collection can be arranged.

Pets & Service Dogs:

Well behaved dogs and service dogs are welcome to stay in Apartments 1 & 4. No dogs are permitted in Apartments 2 & 3. We allow a maximum 2 dogs per Apartment: £20 surcharge 1 dog/ £30 surcharge 2 dogs. The surcharge does not apply to service dogs. 

You will be liable for any damage caused by your dog which you agree to pay to us immediately on demand.

Please note that the garden is not enclosed.  Owners must keep their dogs under control at all times.  The main road (B3231) runs close to the rear of the property and is busy.  The Beach drive at the front of the property can be busy, especially during the peak summer months.  

Smoking:

Smoking and vaping is not permitted anywhere inside our buildings.  If we have reason to believe that you have smoked in one of the apartments or internal communal areas, you may be charged an extra cleaning fee.

Force Majeure:

In the event that we need to cancel your booking at any time due to factors outside of our control, including but not limited to government action, strikes, equipment failure, accidents, acts of war or terrorism, civil or military disturbances, nuclear or natural catastrophes, acts of God, flooding, the building being uninhabitable, you will be entitled to a maximum refund to the amount of money which you have paid to us to date. We shall have no liability to you for any compensation for loss of enjoyment.

Liability:

We shall not in any circumstances accept any responsibility for any direct, indirect or consequential loss and/or damage suffered by you (including but not limited to any loss or damage to belongings, any inconvenience, stress, or loss of enjoyment) as a result of your failure to comply with these Terms, the exercise of our rights under these Terms, or any event outside of our control. This does not affect your statutory rights or any liability of Knelle Lodge which cannot be excluded by law.

Governing Law:

These Terms and any dispute or claim (including non-contractual disputes or claims) arising out of or in connection with it or its subject matter or formation shall be governed by and construed in accordance with the law of England and Wales.
